Buying and selling
The expenses we incur on your purchase are:
- Mortgage lender's charges, varying from lender to
lender.
- Mortgage broker's charges. These may be payable on
completion of the mortgage, or they may be added to the mortgage.
- Surveyor's and valuer's charges.
- Search Fees. These are the fees payable to various
bodies for the searches we carry out on your behalf. Searches are enquiries
about the property raised with the local council and other bodies, for
example to find out whether there are any road traffic proposals for the
area, whether all necessary planning permissions have been obtained, or
whether there is any history of land contamination. Additional searches may
be required for properties in different areas of the country. Search fees
can vary from area to area and from solicitor to solicitor
(see here). [Note: Despite the Home Information Packs referred to above, it is
possible that buyers and lenders will require searches to be carried out.]
- Registration fee.
This is the fee payable to the Land Registry for registering ownership of your
new home (see here).
- Stamp Duty (now in full called 'Stamp Duty Land Tax').
This is the tax payable to the government on all purchases for a price
exceeding £175,000. For many buyers this is easily
the biggest expense (see here for table).

The expenses on your sale are:
- Estate agent's fees, VAT and possibly advertising costs.
- Mortgage lender's charges. These vary from lender to lender.
- [Only applies if you are selling a flat] Freeholder's charges. These will
depend on the terms of the lease and the freeholder or managing agents may
also charge for supplying additional information to help process your sale.
- HOME INFORMATION PACKS. The cost of selling your home has increased
substantially following the introduction of these packs, but we can provide
them more cheaply than many other suppliers. They contain some important
legal information and we can ensure that they are properly prepared.
