Buying

The expenses we incur on behalf of buyers are:

  1. Mortgage lender's charges, varying from lender to lender.
  2. Mortgage broker's charges. These may be payable on completion of the mortgage, or they may be added to the mortgage.
  3. Surveyor's and valuer's charges.
     
  4. Search Fees. These fees are payable for the searches we carry out on your behalf. Searches are enquiries about the property raised with the local council and other bodies, for example to find out whether there are any road traffic proposals for the area, whether all necessary planning permissions have been obtained, or whether there is any history of land contamination. Additional searches may be required for properties in different areas of the country. Search fees can vary from area to area and from solicitor to solicitor (see here). [Note: Despite Home Information Packs, it is likely that buyers and lenders will require additional searches to be carried out.
  5. Registration fee. This is the fee payable to the Land Registry for registering ownership of your new home (see here)
  6. Stamp Duty (now in full called 'Stamp Duty Land Tax'). This is the tax payable to the government on all purchases for a price exceeding £175,000 (see here). For many buyers this is easily the biggest expense.
